Lake Eola is the center of downtown Orlando. The Summerlin family donated it to the city in 1888 with the agreement that it would be a beautification project. Since then, there have been many beautification projects and updates to keep the park and the lake a beautiful attraction to both residents and visitors.

A beautiful feature of Lake Eola is the fountain. In 1912 it was built for 10,000 and quickly became a top-rated attraction. The city replaced the fountain for $350,000 in the late 1950s and named it the Centennial Fountain. Unfortunately, lightning struck the iconic fountain in 2009. However, being that it is such an essential piece of Orlando's history, the city spent 2 million dollars to repair it and update it to include spray jets during the day and a light show at night. The city also renamed the fountain to memorialize the fountain builder from the 50s. It is now called the Linton E. Allen Memorial Fountain.

The city of Orlando makes most people think of Disney World. However, there is so much more to this area of Florida than that. The town got established in 1838, shortly after the Seminole War, which resulted in the U.S. Army building Fort Gatlin to protect the settlers from hostile Indian tribes in the area. An unprecedented freeze hit the area in 1895 and forced many of the smaller orange and grapefruit growers out of business as they could not absorb the loss. During WWII, the local municipal airport got converted into Orlando Army Air Base. This led to a new airport getting built and quickly getting changed into Pinecastle Air Force Base.

Just like hurricanes with CAT1-CAT5 and tornadoes with EF0-EF5 classifications, water damages are no different. In fact, when it comes to assessing water damages there are 2 sets of classifications that have to be determined even before the mitigation process begins. First, the category must be determined. There are three categories of water damage. Category 1 is referred to as clean water, which means the water does not pose a health risk to humans. Examples include sink overflows or broken appliance supply lines. The second category is called Category 2 and is commonly referred to as gray water. This means that the water is now contaminated and may cause sickness if consumed. Examples of this are broken toilets or broken sump pumps. The final category is Category 3, knows as black water. This type of water is unsanitary and will cause sickness if ingested, like sewage water or standing water.

The second type classification is called Classes and there are 4 levels. Class 1 is the least harmful and it simply means that the affected materials absorb very little of the water. At this class mitigation is quick and easy. Class 2 means that there is a faster rate of absorption and materials like carpets and rugs may be damaged. Mitigation is a little difficult and require more resources for drying. Class 3 has the highest rate of absorption which means affected materials are completely soaked including floors and ceilings. Finally, Class 4 is considered a special class since it requires extensive water removal procedures and demolition of affected materials.

Commercial Properties Are Not Protected From A Water Damage

This entire office space was covered with water from a broken water heater

Most times when we hear of water damage we automatically think of residential properties. We envision broken sink pipes, leaking AC units, kids leaving the faucet running in the bathtub or even pets turning the tap on. However, commercial properties can be just as prone as residences.

Last month, SERVPRO of South Orange County was called upon to a water damage in a commercial building. The employees were gone for the weekend and returned on Monday to a significant amount of standing water in every office. The source was quickly identified as a broken water heater and water to the entire facility had to be shut off. We were onsite within an hour and began to work immediately in an effort to get the business up and running with minimal downtime. Given that they were just returning from being under lockdown due to the pandemic, time was of the essence.

In the end, SERVPRO of South Orange County was able to save all the affected materials and dried all the wet areas. We had to perform double extraction and even worked alongside the employees to move contents to a non-affected area while the air movers and dehumidifiers were placed. Inventoried and carefully packed contents stored away properly until structure is ready for the move back.

When an insured experienced a fire loss, it was necessary to move the home’s contents to another location for storage, security and restoration of damaged contents. This process is also referred to as a pack out. When SERVPRO of South Orange County arrived to assess the damage, they pretested the items to determine their cleanability. They then made a complete inventory of all items being moved out of the structure on a room-to-room basis to ensure all items are detailed. Those items that are restorable will be carefully packed for removal. After the contents were packed and the furniture was labeled, the professionals from SERVPRO of South Orange County checked off each item on the inventory list as it was being loaded into the moving van for removal. Once removed, each item was carefully restored and stored until the structure was ready for the move back. When the structure had been restored, SERVPRO of South Orange County professionals returned the cleaned and restored contents to the insured.

Remember to NEVER use water to extinguish the fire. The key to putting out a grease fire is to suffocate it by cutting off any oxygen flow. Here are a few ways you can do this safely:

Here are a few of our most commonly seen and used machines, and their purpose.

The SERVPRO® Equipment Department tests all equipment, including the truck mount, before putting the items in the product line. To provide the best service to our customers, we must know how the truck mount works, how to set up and maintain the unit, how to use it safely, how to clean the vehicle interior, unit, tools, hoses, and so forth as needed, and how to inspect all equipment and accessories for any damage, leaks, or wear.

DEHUMIDIFIERS: Dehumidifiers remove moisture from the air after it has evaporated.  Our technicians position dehumidifiers strategically in a water-damaged structure so the moist, humid air moves through the unit while dry, warm air is discharged from the unit circulating back into the wet areas. Did you know that dry air acts like a sponge to absorb moisture from wet materials? Since it does, we use the dehumidifiers especially because it provides a continual source of dry air to enhance the restoration process. Refrigerant dehumidifiers remove water vapor through condensation, and based on the specific job, we will use a small commercial refrigerant dehumidifier because it removes approximately 8 gallons of water per day from the atmosphere, while an extra-large commercial refrigerant could remove as much as 20 gallons per day.

AIR MOVERS: Air movers are used in water damage restoration to enhance evaporation at the surface level and reduce drying time. These machines introduce airflow at the surface level and replace the highly saturated air with drier air to enhance evaporation. Our crew has gone through specific training on the science of drying to know how many air movers they will need and how to position them to create airflow across all wet surfaces. In some cases, when the lower portion of multiple walls are wet, involving wet drywall behind baseboards, enough air movers are positioned to create a vortex of circular airflow around the walls. Our technicians operate the air movers in several different positions, offering flexibility in how to direct the airflow with the best possible outcome. 

PORTABLE EXTRACTORS: Extractors are used for cleaning carpets, cleaning upholstery, and removing water from floors after a water loss. An extractor has three major components: a heater, a pump, and a vacuum system. Our technicians use this machine for variable heat controlled cleaning, including to heat the rinse solutions to clean more effectively. The vacuum system and waste recovery tank remove soils and moisture from the surface and collects it in the tank. With this machine, we can expedite the removal of water and moisture from damaged materials and textiles to help restore it to preloss conditions. In doing this, the potential of having to replace materials or belongings is lowered.

A few suggestions to help prepare for a storm:

  • Take Pictures of your roof, your contents, your cars, the inside of your rooms, your artwork etc. on a DATED camera. Just in case you need it for insurance purposes.
    READ your Insurance papers NOW and see what your coverage is. After the storm, you may want to revise it!
  • Gather all your important papers and objects: Insurance policies, birth certificates, passports, a list of phone numbers in your phone in case your phone runs out of battery, irreplaceable photos, papers, Think of what you would need if you couldn't get back into your house for a while.
  • Get cash to have on hand.
  • Keep your medications handy
  • Fill your car with gas.
  • If you aren't staying at home, let others know where you will be.
  • Decide on a central contact person to reach out to, or a place to meet in case everyone gets separated.
  • REMEMBER: Your safety and that of your loved ones comes FIRST. Don't try to be a HERO and go out during the storm or move objects that are too heavy.
  • Fill water bottles 3/4 the way full, or fill Ziploc bags to put into the freezer to help keep frozen foods frozen. DON'T open the freezer if the power goes out...Let it stay cold!
  • Try and avoid using candles for light... it could turn into a FIRE disaster! Use flashlights and lanterns.
  • Bring in anything outdoors that could become a PROJECTILE. Even the smallest objects can do damage blowing in hurricane type winds.

To reduce claims costs in a fire or water damage situation, timely response is crucial. In most cases, the first person who makes contact with the customer be a restoration vendor rather than a contractor. A restoration vendor’s focus is restoration and a contractor’s focus is replacement. Most contractors do not have the expertise or training to determine if a surface can be restored to preloss condition. Since they can not make this determination, contractors may recommend replacement. Once an insured hears replacement, they are often not receptive to restoration.

SERVPRO of South Orange County Professionals will demonstrate to the insured the restorability of an item. Our technicians never commit the insurance company to replacement. June is the start of Hurricane Season. Below are some tips to follow whether you own a home, RV, boat, car or all of them! You can see a storm coming by the change in color of the sky (often greenish), large hail, low-flying clouds and a roar like a freight train.

  • It is best to have a plan in place regarding where you are going to go when a hurricane hits. While they may be intriguing to watch, the best place is NOT outside. Your basement or under a set of stairs are great places to wait out the storm. If this is not available, the bottom floor of any building will work.
  • Keep your car indoors if possible. Tape up the windows and door with tarps and keep away from any objects that could damage the car if they were to fall on top of it.
  • During an emergency, gas stations will often be closed, so always make sure you have at least half a tank of gas to get away instantly
  • Have enough supplies on hand to wait out 72 hours, just in case help cannot arrive right away. These supplies can also be stored in the trunk (items like a first aid kit, bottled water, non-perishable foods, and medication can always stay there.)
  • Make sure your car is in proper shape. Have a full tank of gas, wiper blades and tires are ready to go.
  • Make sure your cell phone is charged and keep your charger with you.
  • Avoid driving in deep waters
  • For your boat, remove non-secure items, electronics, excess gear, valuable, and important documents.
  • Make sure all openings are clear of debris

There are two major categories of disasters: internal (or man-made) disasters and natural disasters. Internal disasters include events such as fires, water damage from plumbing failure, major computer failure destroying data, phone system failure, and major electrical outages. Natural disasters include flooding rom streams and rivers, hurricane, ice storms, tornadoes, earthquakes, mudslides, and windstorms.

Experts estimate that only 5 percent of disasters affecting business caused by nature.

Consider a hazardous material incident in a factory close to your facility where a toxic gas is released requiring mandatory evacuation of everyone within a five-mile radius for weeks. While the injury average was above the national average, the death rate was below. We’ll take injuries to deaths any day. Property damage can be restored or replaced. A life cannot be replaced. The best way to prevent deaths from a house fire is to have a plan. When a fire does take place in your home, saving a few seconds of reaction time could make a big difference in helping to get your family or friends out of danger quickly and safely.

Here are some tips you can use to create an effective fire evacuation plan!

  • Plan for everyone. Account for the special needs of everyone in your household, especially young children and elderly household members who may not be as mobile. Children don’t always wake up when a smoke alarm sounds. Make sure someone is assigned as an escape buddy for small children, then choose a backup person in case the assigned person is not present at the time of the fire.
  • Identify two ways out of the structure. This could include windows and doors. Make sure each escape route open easily so everyone can get outside. and install emergency release mechanisms on all security bars on doors or windows.
  • Involve the children in planning. Have your children help create the fire evacuation plan. Draw a map of the home, then have the children mark two exit routes and the locations of smoke detectors.   • Be visible. Make sure that your house number can be seen quickly from the street by first responders. You can put house numbers above the garage door, on a pillar next to the front door, or on the street curb directly in front of your house, for example.
  • Respond immediately. Make sure everyone knows that if the smoke alarm sounds, they need to get out as quickly as possible.
  • Always have a backup plan. If the planned exit routes are blocked by fire or fallen debris and it’s not possible to leave the house, close all doors between you and the fire. Place a towel, pillow, or something similar under the door and go to an exterior-facing window. Call the fire department to report your location.
  • Share with everyone. Make sure the escape plan is readily accessible to guests as well. Go over the plan with everyone who lives in the house along with guests and overnight visitors.

Water can enter and damage a structure from numerous sources. The three major types of water are clean water, gray water and black water, which might include external flooding or sewage back-up.

For example, it is not uncommon to find a full bath located on a n upper floor of a current-day home. In fact, second or third story lavatories are standard in many of today’s modern floor plans. This was not the case in floor plans of the past, however, where multiple baths were rarely found.

Some larger contemporary homes require multiple water heaters due to the size of the home and an increased amount of water fixtures. When a home requires multiple water heaters, one water heater, one water heater unit will often be placed in the attic to save space in storage or utility areas while still allowing rapid water distribution throughout the home. A few suggestions to help prepare for a storm:

  • Take Pictures of your roof, your contents, your cars, the inside of your rooms, your artwork etc.on a DATED camera. Just in case you need it for insurance purposes.
    READ your Insurance papers NOW, and see what your coverage is. After the storm, you may want to revise it!
  • Gather all your important papers and objects: Insurance policies, birth certificates, passports, a list of phone numbers in your phone incase your phone runs out of battery, irreplaceable photos, papers, Think of what you would need if you couldn't get back into your house for awhile.
  • Get cash to have on hand.
  • Keep you medications handy
  • Fill your car with gas.
  • If you aren't staying at home, let others know where you will be.
  • Decide on a central contact person to reach out to, or a place to meet in case everyone gets separated.
  • REMEMBER: Your safety and that of your loved ones comes FIRST. Don't try to be a HERO and go out during the storm, or move objects that are too heavy.
  • Fill water bottles 3/4 the way full, or fill Ziploc bags to put into the freezer to help keep frozen foods frozen. DON'T open the freezer if the power goes out...Let it stay cold!
  • Try and avoid using candles for light... it could turn into a FIRE disaster! Use flashlights and lanterns.
  • Bring in anything outdoors that could become a PROJECTILE. Even the smallest objects can do damage blowing in hurricane type winds.
  • Be sure your pets are taken care of...they might be frightened during the storm.
  • Move you boats to dry storage, or anchor them to the docks according to the rules of the marina.

  4. Expose pockets of saturation

    • Hidden and concealed pockets of saturation need to be opened for cleaning and drying.

    • Layers between building materials hold water that must be discovered and removed or dried.

    • On walls, find the water line and inspect at least a foot beyond it to make sure all damage, wet materials and mold are discovered. Remove and discard the damaged drywall and wet wall insulation.
