June is the start of Hurricane Season. Below are some tips to follow whether you own a home, RV, boat, car or all of them! You can see a storm coming by the change in color of the sky (often greenish), large hail, low-flying clouds and a roar like a freight train.

  • It is best to have a plan in place regarding where you are going to go when a hurricane hits. While they may be intriguing to watch, the best place is NOT outside. Your basement or under a set of stairs are great places to wait out the storm. If this is not available, the bottom floor of any building will work.
  • Keep your car indoors if possible. Tape up the windows and door with tarps and keep away from any objects that could damage the car if they were to fall on top of it.
  • During an emergency, gas stations will often be closed, so always make sure you have at least half a tank of gas to get away instantly
  • Have enough supplies on hand to wait out 72 hours, just in case help cannot arrive right away. These supplies can also be stored in the trunk (items like a first aid kit, bottled water, non-perishable foods, and medication can always stay there.)
  • Make sure your car is in proper shape. Have a full tank of gas, wiper blades and tires are ready to go.
  • Make sure your cell phone is charged and keep your charger with you.
  • Avoid driving in deep waters
  • For your boat, remove non-secure items, electronics, excess gear, valuable, and important documents.
  • Make sure all openings are clear of debris
  • Double all lines that are securing your boat to its securing space
  • With your RV, do not drive it during the storm as it is more vulnerable to higher/stronger winds
  • Make sure you have a full tank of gas, but empty holding tanks, turn off propane cylinders and cover the regulator.
  • Make sure all documents are always in a waterproof bag and with you.

A disaster is defined as any event which disables, interrupts, or adversely affects the ability to operate a business in a normal manner. The National Archives and Records Administration estimates that only 43 percent of businesses that suffer an incapacitating disaster are able to recover and resume operation. Of that 43 percent, only 29 percent are still in business two years later. Developing a solid working contingency plan is essential in the recovery efforts of your clients.

There are two major categories of disasters: internal (or man-made) disasters and natural disasters. Internal disasters include events such as fires, water damage from plumbing failure, major computer failure destroying data, phone system failure, and major electrical outages. Natural disasters include flooding rom streams and rivers, hurricane, ice storms, tornadoes, earthquakes, mudslides, and windstorms.

Experts estimate that only 5 percent of disasters affecting business caused by nature.

Consider a hazardous material incident in a factory close to your facility where a toxic gas is released requiring mandatory evacuation of everyone within a five-mile radius for weeks. What about a train derailment with explosives, fuel, or some kid of dangerous chemical? Civil unrest resulting in rioting and looting, or even terrorism as we are all too familiar with now, could interrupt your client’s operation just as easily as a natural disaster. OSHA and fire inspectors will help businesses select preventative measures. Another risk to consider includes the area where your client’s operation is located. Are there businesses that utilize hazardous elements in their production? Are your clients located near major railways or freeways? Some of the most innocent looking buildings could possibly be the most dangerous.

The geographical area a business is located in dictates, to some degree, the type of natural disaster which may strike. Knowing the type of natural disaster most likely to occur in your client’s area can help in planning and risk management.

Following are a few facts about common vandalism occurrences and how they damage your insureds’ homes and property.

Eggs – Egg residue on paint, bricks or siding needs to be removed immediately. The protein in eggs digests and lightens paint. Brick is not only stains by eggs but, because brick is porous in nature, the egg can soak in and turn sour, thus causing odor problems.

Siding is affected in much the same way as painted wood and can be stained or discolored if the egg is not removed immediately.

Soap – Although soap itself is not damaging to paint, brick or fabric, damage often results from improper removal techniques. Scrapping or chipping at dried on soap will often cause damage to surface or pull in fabric.

Fire damage to your property can be devastating! At the end of April building in an apartment complex in the Kissimmee/Orlando FL area went up in flames.18 units were destroyed in the fire. SERVPRO of South Orange County FL has worked with many other apartment complexes who experienced similar circumstances. As costly as this will be to the Apartment complex to fix the structure that was burnt, it has been overwhelming for the renters who had to vacate their apartments. One common issue for the renters is having to leave property behind that in some cases are not salvageable.

Generally, apartment leases require renters to have liability insurance to cover damage to the structure of the apartments but don’t necessarily require you to have coverage for your personal contents. However, in most leasing agreements, there is generally wording that absolves the apartment complex of liability for your contents if you don’t have coverage for your contents. Now, they are still investigating the cause of the fire. If it is found to have been caused by the negligence of another renter, they can possibly go after the insurance policy of the renters at fault. But generally, the apartment complex has first priority to claims per the rental agreement. The cost to restore the building could be well over $500K and will most likely exhaust the claim coverage.

So insurance policies are sometimes complicated to understand. But there are some basics PolicyGenius.com suggests for renters insurance.

  • $25,000 personal property damage coverage: Covers the cost of replacing or repairing your belongings if they’re damaged or stolen.
  • $300,000 personal liability coverage: Covers legal costs from damage or injury that occurs in your apartment.
  • $2,000 medical payment coverage: Covers medical expenses for anyone injured in your apartment.
  • $10,000 loss of use coverage: Covers the cost of lodging, food, and more if your apartment becomes unlivable due to damage.

They also suggest having a deductible of around $500. Yes, you can get your insurance cheaper with a higher deductible, but remember, if something happens you have to make sure you are able to cover that deductible.

Prepare Ahead for a Fire!

House fires created over $264 Million in direct property damage from 2012 to 2016. In 2016 alone the state of Florida averaged 5.2 deaths and 38.5 injuries per 1000 residential structure fires (source). While the injury average was above the national average, the death rate was below. We’ll take injuries to deaths any day. Property damage can be restored or replaced. A life cannot be replaced. The best way to prevent deaths from a house fire is to have a plan. When a fire does take place in your home, saving a few seconds of reaction time could make a big difference in helping to get your family or friends out of danger quickly and safely.

Here are some tips you can use to create an effective fire evacuation plan!

  • Plan for everyone. Account for the special needs of everyone in your household, especially young children and elderly household members who may not be as mobile. Children don’t always wake up when a smoke alarm sounds. Make sure someone is assigned as an escape buddy for small children, then choose a backup person in case the assigned person is not present at the time of the fire.
  • Identify two ways out of the structure. This could include windows and doors. Make sure each escape route open easily so everyone can get outside. and install emergency release mechanisms on all security bars on doors or windows.
  • Involve the children in planning. Have your children help create the fire evacuation plan. Draw a map of the home, then have the children mark two exit routes and the locations of smoke detectors.   • Choose a meeting spot outside of the structure. Decide on a meeting place outside. It can be a neighbor’s house, mailbox or stop sign. It should be in front of the house so first responders are able to see you when they arrive. Make sure everyone knows not to go back into the house after you leave. Also, keep in mind that Florida’s weather tends to be finicky. You might want to have different meeting places depending on the type of weather at the time.
  • Check smoke alarms. Make sure smoke detectors are properly placed and working. The National Fire Protection Association (NFPA) recommends installing one in every sleeping room, outside each sleeping room and on each level of the home.
  • Be visible. Make sure that your house number can be seen quickly from the street by first responders. You can put house numbers above the garage door, on a pillar next to the front door, or on the street curb directly in front of your house, for example.
  • Respond immediately. Make sure everyone knows that if the smoke alarm sounds, they need to get out as quickly as possible.
  • Always have a backup plan. If the planned exit routes are blocked by fire or fallen debris and it’s not possible to leave the house, close all doors between you and the fire. Place a towel, pillow, or something similar under the door and go to an exterior-facing window. Call the fire department to report your location.
  • Share with everyone. Make sure the escape plan is readily accessible to guests as well. Go over the plan with everyone who lives in the house along with guests and overnight visitors.
  • Practice your escape plan regularly. Practice and review the plan at least once per year.

Having an Emergency Ready Plan available on your phone is a good way to be prepared as well. The “Ready Plan” is a free app that can be downloaded to your Android or Apple mobile device that contains information such as where electrical and water shutoffs are, emergency and insurance contracts, where emergency vehicles are safe to park, etc. you can even store pictures of various items that have value for you in case you need that for an insurance claim.     READ your Insurance papers NOW, and see what your coverage is. After the storm, you may want to revise it!
  • Gather all your important papers and objects: Insurance policies, birth certificates, passports, a list of phone numbers in your phone incase your phone runs out of battery, irreplaceable photos, papers, Think of what you would need if you couldn't get back into your house for awhile.
  • Get cash to have on hand.
  • Keep you medications handy
  • Fill your car with gas.
  • If you aren't staying at home, let others know where you will be.
  • Decide on a central contact person to reach out to, or a place to meet in case everyone gets separated.

"Water damage can be deceptive. Water penetrates into structural cavities creating trapped pockets of saturation. The detection of water in these areas can often only be discovered with sophisticated moisture detection meters. Undetected moisture will continue to cause damage. This damage, at a minimum, will cause odors. Greater damage will surface when materials delaminate, shrink, split and further deteriorate to where costly repairs are required.

More than just removing excess water, IICRC-certified restorers have the knowledge and equipment to further dry a home or facility (including substructure materials) completely back to pre-loss conditions.   2. Ventilate affected areas to prevent mold growth

    • Mold loves moisture and organic materials such as paper or particleboard. Work toward the fan as you clean to minimize cross contamination.

  3. Assess damage to items and materials

    • Assess the type of water absorbed by items, such as rainwater, water from broken pipes, contaminated river water or bacteria-filled sewage.

    • There are ways to salvage specialty items but the decision on whether to save or trash an item will vary depending on the dollar and sentimental value to the owner.

    • It may not be worthwhile to salvage drywall, carpets and pads, mattresses, pillows, box springs and particleboard. On the other hand, it might be worthwhile to restore costly Persian rugs, leather couches and antiques or heirlooms. Wet clothing and many household fabrics may be salvageable through machine washing, and a 10-minute soak in detergent and hot water, to remove contamination and stains.

    • The IICRC strongly recommends that in water damages where there are contaminants present (e.g., bacteria, sewage, mold) or where small children or immune-compromised individuals are present that an inspection be conducted by an appropriately trained restorer and remediator.

  4. Expose pockets of saturation

    • Hidden and concealed pockets of saturation need to be opened for cleaning and drying.

    • Layers between building materials hold water that must be discovered and removed or dried.

    • On walls, find the water line and inspect at least a foot beyond it to make sure all damage, wet materials and mold are discovered. Remove and discard the damaged drywall and wet wall insulation.

    • Wood base trim and hardwood can also be saved with the right equipment and the right circumstances if they can be accessed and completely dried on both sides.

    • Remember to investigate concealed cavities such as behind walls, in mechanical spaces, under cabinets and furniture, and in crawl spaces.

  5. Conduct a thorough cleaning

    • Durable, nonporous or semi-porous materials, such as studs and joists, hardwood flooring and vinyl products, can usually be cleaned with common cleaning products or specialized products with detergents.

    • During cleaning, take care to protect areas that are unaffected by the water or mold.

    • After a thorough cleaning of salvageable materials, a disinfectant solution may need to be applied in case of harmful bacteria from sewage, river water debris or even standing water that has gone bad.
